This project is situated on a mountainside within a charming tourist destination, requiring extensive site preparation, including the demolition of an abandoned manufacturing facility, hazardous waste remediation, and significant earthwork—moving 750,000 cubic yards of soil with 80-foot fills and 60-foot cuts on an existing 18% slope. The site is positioned between two wetlands, as well as a protected stream and brook, necessitating a comprehensive stormwater management strategy. All runoff is contained and filtered through three retention ponds, ensuring environmental compliance. The entry road ascends 100 feet, crossing the protected brook to provide access to the development.

The master plan features a winding “Main Street” that climbs the mountain, carefully designed to evoke a traditional village atmosphere. Architectural styling, landscaped sidewalks, streetscapes, and strategically limited parking contribute to an inviting pedestrian experience. Perimeter parking with direct access to rear entrances enhances convenience while maintaining an active streetscape. The circulation plan promotes walkability, seamless connectivity, and optimal visibility for retail and commercial tenants. Despite a 24-foot elevation change from the lowest to the highest storefront, the entire site is fully accessible via the main drive and parking areas.

At the heart of the development, a central plaza—featuring a food court, clock tower, and communal gathering spaces—serves as the focal point of the project. This thoughtfully designed retail destination was recognized with an award from the Build Massachusetts Awards Program.
