The First Citizens Bank Restoration in Franklin, TN, revitalized a historic downtown building while preserving its architectural significance. Located on 1st Avenue South at Main Street, this 13,500-square-foot, two-story structure—originally the Old Factory Store, circa 1825—was carefully restored and rehabilitated to serve as the bank’s headquarters.

Previously used as Dotson’s Restaurant, the building had fallen into severe disrepair. Kline Swinney Associates oversaw the restoration process, ensuring the design blended seamlessly with the character of Franklin’s historic community. As part of the project, KSA also assisted in securing the building’s placement on the National Register of Historic Places, preserving its legacy as a cherished landmark in downtown Franklin.
